Large dip in mortgage lending

A total of 48,198 loans were in the pipeline for house purchase during the month, the lowest level since May 2009 and the second consecutive monthly drop, according to the Bank of England.

There was also a fall in total mortgage advances, with gross lending sliding to £10.24 billion, down from £13.53 billion in December.

The figures come just days after Nationwide Building Society revealed house prices fell for the first time in 10 months during February.

It attributed the 1% drop to a combination of the severe winter weather and the end of the Government's stamp duty holiday, which ended in December.

Both factors, the society says, led to a fall in demand, which is borne out by today's Bank of England figures.

Base Rate May Rise Again

Home owners in the UK could face further increases in their monthly mortgage payments as some analysts believe the Bank of England base rate could reach 6% before Christmas.

The Bank of England Monetry Policy Comittee have decided to hold interest rates at 5.25% again this month.  Whilst inflation has fallen slightly many analysts still anticipate another increase within the next few months.

No change in the Bank of England base rate this month at 5.25%.  However, analysts predict a further base rate increase before the summer.

Surprise mortgage approvals jump

There were 38,000 approvals in the month, up from 32,000 in January.

There was also the biggest net repayment of consumer debt since records began in April 1993.

Consumers repaid £245m worth of credit more than they took out in February, having taken on an extra £165m of credit in January.

The mortgage figures suggest that low interest rates and falling house prices may be encouraging people back into the market.

The rise in mortgage approvals by all lenders is a good short-term indicator of actual lending and suggests this may now pick up.

February's figure was significantly higher than the average of 31,000 for each of the previous six months, and the biggest monthly figure since May last year.
